Nothing hidden in the maths
The same formula runs the estimator on our homepage. Here it is, line by line.
- Roof area in squares
footprint × pitch × 1.12 ÷ 100, rounded upPitch adds surface: a medium roof has about 18% more area than its footprint. The 1.12 covers overhangs, and a square is 100 sq ft of roof.
- Materials and install
squares × rate × height factorThe rate is our guide installed price per square for the material. Two stories add 8%, three add 16%.
- Tear-off and disposal
squares × $90 × layersRemoving each existing layer down to the deck, plus the dumpster and tipping fees.
- Fixed costs
$650Permit, dumpster delivery and a flashing kit. On every replacement, whatever the size.
- The range
midpoint −8% to +15%Skewed upward on purpose: the things an estimate cannot see (rotten deck, extra chimneys) only ever add cost.
