(How it runs)

From booking to report in two days

No sales visit, no follow-up calls you did not ask for.

  1. Booking

    We call to confirm

Every request is confirmed by phone within two working hours, Monday to Saturday. Pick a slot on the form or ask for one.

  2. Visit

    45 minutes at the house

Every slope walked where it is safe, the attic checked from the hatch or inside, the gutters run with a hose if it is dry.

  3. Within 24 hours

    The report

20 to 40 labelled photos, each finding rated, and a plain answer on the cover page.

  4. Within 48 hours

A price, if you want one

If the report says repair or replace, we send a fixed written price. If it says leave it alone, that is the end of it.

(Buying or selling)

Useful on both sides of a sale

The report is a condition report from a roofing contractor, not a licensed home inspection. Plenty of buyers, sellers and agents use it alongside one.

Buying

Know the roof before you make an offer

  • Remaining life in years, slope by slope
  • A fixed price for anything that needs doing now, to take into negotiation
  • Attic moisture and ventilation checked, which most home inspections only glance at
  • Booked around your inspection period, usually within five working days

Selling

Answer the roof question before a buyer asks it

  • A dated report with photos to share with buyers and agents
  • Small repairs done before listing, with before-and-after photos
  • A 25-year transferable warranty to hand over if the roof is ours
  • No pressure to replace a roof that has years left

Insurers and lenders

Some insurers ask about roof age

  • Condition and estimated remaining life, in writing
  • Material and impact rating, where we can confirm it
  • Photos of every slope, dated
  • Sent straight to you; you decide who sees it

(Price)

Free, and here is why

About half of the roofs we inspect need some work, and a good report is the best way we know to earn that work. The other half get a report that says leave it alone, and we would rather you trusted us for the next twenty years than sold you a roof you did not need.

(Questions)

Straight answers before you call

Still unsure what your roof needs?

Book a free inspection
Is the inspection really free?

Yes, for any house in our service area. About half of the roofs we inspect end up needing some work. The other half get a report that says leave it alone, and we are fine with that.

Do I need to be home?

Only if we need to get into the attic, which we do on most inspections. If the hatch is in a garage or outside access, you can be at work.

Will you walk a steep or slate roof?

We walk what is safe to walk. Slate, clay tile and very steep roofs are inspected from ladders, the attic and a pole camera, because walking on them causes damage.

Will someone call me afterwards to sell me a roof?

No. You get the report and the written price if you asked for one. We do not make follow-up calls you did not ask for.

Can I send the report to my insurer, buyer or lender?

Yes. The report is yours. It is a condition report from a roofing contractor, not a licensed home inspection, and it says so on the cover.
